Saunders achieved detailed planning permission for this mixed use, residential and retail development in the heart of the harbour conservation area, comprising a food retail store, independent retail outlets, townhouses, offices, and public car parking. The scheme included a flood relief system that would help to protect the whole town from flooding.

The retail elements were designed to engage with the current High Street, whilst the residential townhouses reconnect with a major thoroughfare leading towards the harbour.
