The development regenerates a brownfield site and vacant scrub land at the rear of the Campbell’s factory in Kings Lynn. Saunders were commissioned for the initial masterplan and took the project through planning and construction to completion.
The development provides over 4.6 hectares of employment land and includes a 112,500 sq.ft Tesco store and 58,000 sq.ft Dobbies, 50 bedroom hotel, pub, car showroom and petrol filling station. Development was split into two phases, with the first phase comprising 11,000 sq.ft. of B1 office space, 23,500 sq.ft. of B2 industrial units, and 25,000 sq.ft. of B8 distribution.
Outline consent exists for phase 2 which will deliver an additional 166,000 sq.ft. Use is flexible but up to 86,000 sq.ft. is reserved for B1.
