Icon - new industrial units in Harlow

Construction has started on the first phase of a speculative 500,000 sq ft warehouse and logistics complex in Harlow. Three new industrial units form the first phase of the redevelopment of this brownfield, former GSK site in Harlow. The scheme is being developed by Icon Industrial – a joint venture formed by Stoford Developments and TPG Real Estate - and was designed by Saunders, who continue to oversee project through the construction stage.

Readie Construction Ltd have been appointed as main contractor for the first phase, comprising three units with dedicated access, servicing and car parking. The units range between 68,000 - 97,000 sq ft in size with 12.5-15m haunches, and offering either two or three levels of offices. One unit has already been purchased and the other two are proving very attractive to prospective tenants, particularly due to their proximity to London. All units will achieve a BREEAM rating of “very good” and construction will be completed later this year.
The scheme is being constructed using an environmentally-friendly ‘cut and fill’ method designed by the team that ensures that no waste is removed offsite. Clever landscaping enhances the perimeter and introduces new green areas to create a high quality, infrastructure corridor to the central spine. The development presents no impact on the adjacent housing and Grade I Listed church.

Phase 2 proposals are now progressing towards submission of a Reserved Matters planning application for the remaining development parcels.
