Providing a clear framework for the future development of the town centre, the Flitwick Town Centre Urban Strategy focuses on an area to the west of the existing railway where opportunities for a new sustainable development exist. By unifying development proposals to provide a sense of place involving housing, retail, commercial, leisure and community facilities this coherent approach maximised regeneration opportunities. These opportunities were highlighted and were fed into the Masterplan and Design Brief to provide a real sense of place, a high quality urban environment and focal centre for the community.

Saunders Partnership’s community collaboration and the ‘Planning for Real’ community workshop were a resounding success and drove the project. Working extensively with the local community, Central Beds Unitary Authority, Flitwick Town Council and key stakeholders, such as the Town Hall Committee and local Library service, the Masterplan evolved. The Practice highlighted the need to provide a focus for the town with a development centred on a new Public Station Square and High Street. These areas offered a range of uses which integrated into the proposal, providing a new sense of place and tied together local transport, services, and the needs of the community. As such, the scheme generated improvements in housing, retail, and community facilities such as the Village Hall, Library, Town Square and Community Centre.
